1. General Information and Acceptance These Terms and Conditions regulate the provision of real estate brokerage services offered by One Property Group (hereinafter, the Agency), with Tax ID (CIF) B93673457 and registered office at C/ Acebuche de la Torre, 5, Portal 8, 29650 Mijas (Málaga), Spain, through its website onepropertygroup.com and in its physical offices.

Access to the website and the request for our services imply the express and unreserved acceptance of these Terms and Conditions by the user or client.

2. Description of Services One Property Group is dedicated to real estate brokerage, facilitating contact between buyers and sellers, and between landlords and tenants, as well as offering property valuation services, advice, and management of procedures related to the real estate sector. The website works as a virtual showcase of available properties, not being a direct online contracting platform.

3. Property Information, Prices, and Expenses (Decree 218/2005) All information regarding the properties published on onepropertygroup.com is for orientative and informational purposes. The Agency works to ensure that the data is as accurate as possible but does not guarantee the absence of errors, omissions, or that the property has been sold, rented, or withdrawn from the market without prior notice.

In compliance with Decree 218/2005, of October 11, which approves the Regulation of consumer information in the sale and lease of homes in Andalusia, clients are informed that:

  • The consumer has the right to be given a copy of the corresponding Abbreviated Information Document (Documento Informativo Abreviado – DIA) of the property.
  • The prices indicated on the website do not include the expenses derived from the sale/purchase (Property Transfer Tax – ITP, VAT, Notary fees, Property Registry fees, and real estate brokerage fees, if applicable), which will be borne by the corresponding party according to the law and the agreements reached.

4. Client Obligations The client who contracts the services of One Property Group or requests information about a property agrees to:

  • Provide truthful, accurate, and updated information about their identity and economic solvency when required for a transaction.
  • Use the information provided by the Agency confidentially and exclusively for the purpose of evaluating the possible purchase or rental of the property.

5. Prevention of Money Laundering In compliance with Law 10/2010, of April 28, on the prevention of money laundering and terrorist financing, One Property Group, as an obligated subject, will require its clients (both buyers and sellers) to provide the necessary documentation for their correct formal identification, as well as proof of the lawful origin of the funds used in real estate transactions, prior to the formalization of any contract or payment of earnest money (arras).

6. Modifications One Property Group reserves the right to modify the presentation, configuration, and contents of the website, as well as these Terms and Conditions, at any time and without prior notice. The modifications will be published on this same page and will come into effect from the moment of their publication.

7. Applicable Law and Jurisdiction These Terms and Conditions are governed by Spanish legislation. For the resolution of any controversy or conflict that may arise from the provision of services or the interpretation of these conditions, the parties submit, expressly waiving any other jurisdiction, to the Courts and Tribunals of the city of Málaga, Spain.
